This villa, with its private infinity pool, is one of a kind because it is situated on a small hill 450 meters above sea level, offering 360-degree panoramic views of cultivated fields, woods, rolling hills, and picturesque Tuscan lakes. Unsurprisingly, numerous photos of the villa have been featured in magazines, books, postcards, and calendars about Tuscany.
Although located in a secluded and quiet natural setting, the villa is easily accessible via only 700 meters of well-maintained dirt road. Additionally, being in the heart of Tuscany, it is an excellent base for exploring the region’s villages and cities of art. For example, it is less than an hour from both Florence and Siena, just 12 km from Volterra, and 15 km from San Gimignano. The nearest village, Castel San Gimignano, which has a supermarket, bar, post office, and restaurant, is only 5 km away. The seaside is also just a 40-minute drive.

The villa is a recently restored 17th-century farmhouse, preserving many original features like Tuscan vaulted ceilings, stone staircases, and massive chestnut beams.
Ground floor: Three ensuite bedrooms, including one with Tuscan vaulted ceilings and two with large chestnut beams, a kitchen, and a living room with a fireplace and satellite TV.
First floor: Two living rooms with fireplaces, satellite TVs, and sofa beds; two kitchens; two ensuite bedrooms. The entire first floor features chestnut-beamed ceilings.
The villa does not have air conditioning because it isn’t needed: the thick walls, 450-meter elevation, and constant breeze keep it cool, even during the hottest summer days.
Each bedroom is spacious and equipped with an ensuite bathroom.
The kitchens are fully equipped for breakfast, lunch, snacks, and dinner, with complete sets of cookware, a dishwasher, refrigerator, oven, microwave, coffee machines, etc.
The bedrooms have ample wardrobes, ideal for storing clothes and personal items during long stays.
