(1) AGE REQUIREMENT: Guests must be 25 or older to book.
(2) NO SMOKING – Smoking of any kind (including vapes, e-cigs, and marijuana) is not allowed inside or outside the property. Evidence of smoking will result in a $600 fee. Please dispose of cigarette butts properly to avoid additional charges.
(3) NO PARTIES OR EVENTS – Parties are not permitted. Small gatherings may be allowed with prior approval.
(4) QUIET HOURS – Please respect our 10 PM–7 AM quiet hours to keep the neighborhood peaceful. Noise disturbances may lead to cancellation of your stay without a refund.
(5) DAMAGES – Guests are responsible for any damage caused during their stay.
(6) TRASH – Bag and dispose of trash in the bins provided. Excessive trash may result in a $250 fee for removal.
(7) REFUNDS – Refund requests may require guests to sign a release agreement.
(8) PET POLICY – Pets are welcome with prior approval and a non-refundable fee.

• Pets must be kenneled overnight and when left alone.
• No pets on furniture or in bedrooms.
(9) GARAGE – No parking in the garage. Use driveway or nearby free parking spaces.
(10) PARKING – A shared driveway allows 2 cars. Additional free parking is available nearby.
(11) COMMUNITY POOL – Open Memorial Day–Labor Day. Use at your own risk—we are not liable for accidents or injuries.
