•$500 avoidable fee for smoking inside, you may smoke outside. Sensors in the house will detect cigarette, cigar and marijuana smoke.

•Extra Person beyond the number of authorized guests reserved is subject to $75 per person per night fee. Persons on the premises past 9PM are subject to additional guest fees.
•Please return yard games to garage when done using
•Read and follow instructions on fire pit
•Turn off fire pit propane tank after each use
•The use of tape on the home’s walls, ceilings, and furnishings is not permitted.
•Tampering with, unplugging and/or covering of Ring cameras, noise monitoring devices and smoke monitoring devices is grounds for immediate reservation cancellation without refund
Pet rules and avoidable fees:
* Dogs only, no other pets allowed.
Requires approval before booking.
*$100/dog pet fee
* Two dogs max with combined weight less than 125lbs
* Must be over 1 year old
* Prohibited per insurance: An animal or pet that is vicious or has previously bitten or injured, or if any occupant has a dog of the breed shown: Akita, Alaskan Malamute, American Staffordshire Terrier, Bullmastiff, Chow Chow, Doberman Pinscher, Great Dane, Pit Bull, Presa Canario, Rottweiler, Siberian Husky, Staffordshire Bull Terrier, Any Wolf Hybrid, any mix of these breeds.
* Undisclosed pet fee $500 and grounds for reservation termination without refund depending on severity of situation.
* The pet basket is located in the basement. Here you will find bowls, sheets, blankets, waste bags and more. Please return all supplies here upon checkout. Please help our cleaners out by starting a load of laundry if you use the dog blankets, sheets and/or towels.
* Remove all poop from the yard ($50 per pile if found on property upon checkout). Please use the provided bags and dispose of in trash can behind garage to avoid this fee.
* Crate dogs when owners are away.
* Leash and maintain control of dog when outside
* Please discourage dogs on any beds/furniture to help keep it nice for future guests. Cover furniture and bedding with the provided pet sheets and pet blankets. Please do not use human sheets/blankets for pets.
* $50 fee per bed/furniture if excessive pet hair found on it. This is what the cleaners charge me in such instances. Please use the provided dog sheets/blankets to avoid this.
* Please do not use solid white towels for pets. Instead, use dog towels located in pet basket.
* Do not enclose dog(s) alone in any room.
* Please be considerate and keep pet messes cleaned up, including fur accumulation, spillage from food & water bowls, drooling, dirty paws, etc.
* All dogs must be free of fleas and must be current on flea & tick treatment as well as shots.
•Please double check that you have all of your items prior to leaving. There is a $30 handling fee, plus shipping costs, to return all left behind items.

•Please Empty dryer lint trap after each use
•Use only dedicated black makeup removal towels to remove makeup

• Quiet hours are from 10:00 PM to 8:00 AM
• Wifi router, smartlocks, modem, decibel monitoring device, smoke detectors, and security cameras may not be unplugged at anytime. Smoke detectors are located in each room. Decibel monitoring device is located in the living room, front porch and back porch. It does not record anything, it only monitors noise decibel levels. This helps prevent parties from happening. Outdoor security cameras are located at the front door and back door. The cameras and decibel monitoring devices are on 24/7.
Internet access: We make every effort to ensure this service is working properly, but we are not responsible for problems with internet service or the guest’s computer. We do not provide any technical support and no refunds are issued for internet service related problems. We would ask you to reset the router, but it is other than that it is out of our control.
We do our best to make sure all advertised amenities are in working order upon the arrival of our guests. Although rare, sometimes amenities will stop working without warning. We will make every effort to get amenities back up and running or replace the amenity to the best of our ability. In the event the downed amenity is unable to be used during a stay for a mechanical reason, and the Guest has properly notified us, we will refund the Guest $15 for every 24 hours they are unable to use the amenity due to mechanical failure. We do not refund money for problems associated with improper use by guest.
If you open it, please close it; if you borrow it, please return it; if you turn it on, please turn it off; if you break it, please fix it; if you use it, please take care of it; if you make a mess, please clean it up; if you move it, please put it back. I've put a ton of work into this space for guests to enjoy. Please help me keep it nice for future guests 🙂
This rental is privately owned; the owners are not responsible for any accidents, injuries, or illnesses that occur while on the premises or its facilities. The owners are not responsible for the loss of personal belongings or valuables of the guest. By accepting this reservation, it is agreed that all guests are expressly assuming the risk of any harm arising from their use of the premises or others whom they invite to use the premise.
